Edmond Michelet-Curial residence

Renovation, on an occupied site, of the 17 Tours Curial, i.e. 1,774 housing units, for a total surface area of 88,700 m². Built in the 60s and 70s to meet the housing shortage in Paris, the Towers Curial were “energy guzzlers”. It was also necessary to remove asbestos from all the apartments and common areas. This large-scale project, which had to be completed in a record time of 48 months, was made possible by the use of exterior insulation of facades.

The project was carried out in two phases:

  • The first phase was completed in 2012, with 735 homes renovated at a cost of €19 million.
  • The second tranche of 650 renovated apartments was delivered in 2013.

 

Originality of the project :

This renovation project is the largest of its kind in France, in terms of the number of units, speed of completion and type of architecture. The renovation was carried out on an occupied site, with the aim of delivering 4 homes per day. It is part of an overall development project for the district, aimed at improving residents’ quality of life. Shops, gardens, an RER line and a tramway line will follow.

The asset value of the apartments was thus increased by 11%.

This multi-family housing renovation project was eligible for a social housing eco-loan: a loan of between €9,000 and €16,000 per unit renovated.
